LEASING COMMERCIAL REAL ESTATE
Tenant and Landlord Representation
Preparation and Planning Lead to Successful Outcomes
Evaluating the market, inventory and absorption rates are key to leasing commercial space. Also preparing a property or space does matter, a neglected property with differed maintenance may sit on the market for months while a clean well presented property may be leased much faster.
We can advise you and make recommendations on factors that can help you get better results with your property.
Marketing your property professionally
Like with a sale (see page on "selling commercial property" ), presenting details and all the positive benefits of a property is vital to marketing success. A detailed marketing package with all the important details of your property can make the difference between a tenant choosing your property over a competitors.
The Marketing Process
Our marketing strategy is a well thought out and customized plan for each commercial property we represent. Our process is designed to focus on a select group of targeted tenants but also to get the property maximum exposure on a global, regional and local level.
Your property will be placed on the major premium commercial real estate marketing sites and linked to a network of over 5 million tenants, buyers and investors. It will also be exposed to our proprietary data base of well qualified tenants.
Execution and follow up is key to lease commercial real estate. Contact us for details and a sample marketing plan for your commercial property
Once a prospective tenant is found we will ensure we gather the appropriate documentation and work with their broker or the prospective tenant to ensure you have the information to evaluate the tenants credit worthiness and business operation details. We will also assist and advise with lease documents . We use the standard AIR Commercial Real Estate Association Lease forms and in some cases the California Association of Realtors forms.
With every commercial transaction we always recommend having all documents and all aspects of a real estate transaction evaluated and reviewed by qualified legal professionals and tax professionals and the building inspected by qualified commercial real estate building professionals.
We Strive for Win - Win Solutions
A mistake many tenants make is proceeding into a commercial lease with no representation. If you are not skilled at the commercial lease process, negotiation, lease terms and the difference between a net lease, gross leases and full service leases and the hidden pass through fees there may be, you could be in trouble.
Never venture into a Commercial Lease alone.
We can help guide you, show you inventory, advise you on lease versus purchase options, the market and help you negotiate a favorable lease that will be a win-win for your business.
